Paradigm River North, a 200,000-square-foot office building in Denver’s River North Art District, has landed two new office tenants, with Candid Health and IA Interior Architects leasing a combined 17,300 square feet.
Jordon Perlmutter & Co. and Rockefeller Group announced this week that IA Interior Architects leased roughly 3,300 square feet and will take a ground-floor space in the office building.
Candid Health signed a lease for about 14,000 square feet and will occupy part of the third floor in one of Paradigm River North’s four luxury spec suites.
Designed by Denver-based Tryba Architects, the spec suites include open work areas, private offices, meeting spaces and fully equipped kitchen and amenity spaces, each with access to the building’s conference and training center.
Two spec suites, ranging from 4,178 to 9,950 square feet, remain available for lease at the property.
The two companies join a growing roster of tenants that includes YETI, BSA LifeStructures, Langan Engineering & Environmental Services and Rockefeller Group, which established its Rocky Mountain Region headquarters at the building last year, as well as Davis Graham, which moved into its 80,000-square-foot space in 2024.
“The continued leasing momentum at Paradigm River North reflects what we always believed this building could be: a genuine destination for companies that care about where and how their people work,” said Dave Klebba, managing director at Rockefeller Group.
Completed in 2024, the eight-story building at 3400 Walnut St. features a brick façade with large factory-style windows, reflecting the area’s industrial heritage.
Building amenities include ground-floor retail and restaurant space, a 2,439-square-foot fitness center, bike storage, a multipurpose training room and collaboration lounge for up to 50 people, a WiFi-enabled lobby lounge, valet parking with electric vehicle charging stations, and a mobile app for building access and parking.
Paradigm River North was co-developed by Jordon Perlmutter & Co. and Rockefeller Group as the companies’ first joint venture.
Morgan Kelly of JLL represented Candid Health and Josh Pons of Newmark represented IA Interior Architects in their respective lease signings. Sarajane Goodfellow and Allison Berry of CBRE represented Paradigm River North in both transactions.
